Sale prices use positive asking prices on Active Residential listings; the median is shown with at least three priced listings. These are asking prices, not sold prices, valuations or all homes in the area. Rentals are counted separately; no rent period is assumed.
Under-contract and pending counts describe records currently in this feed. Location errors and omitted coordinates can affect boundary matches. The initial active-listing import is complete. Different areas can overlap; do not add their counts together.

FROM OUR AUSTIN RESEARCH NETWORK
Pleasant Valley: reconnecting Roy G. Guerrero Park
Roy G. Guerrero Park’s story includes a rebuilt pedestrian connection and major creek-stabilization work after flood damage. The city documents how the project restored access while protecting the parkland and infrastructure around it.
Austin Texas Things editorial research · imported . Original source check dates appear below.
A pedestrian connection restored
The city reported a new pedestrian bridge open after the 2015 flood destroyed the earlier crossing. The project restored a link associated with the Krieg Fields side of the park. [1][2]
Engineering follows the creek
Three grade-control structures help manage the creek’s descent toward the Colorado River. The city explains them as part of erosion stabilization, alongside the bridge work. [2]
Restoration beyond concrete
The project account includes tree planting and landscape restoration along the creek corridor. Construction was completed in September 2025, followed by a February 2026 ribbon cutting. [2]
Before you visit
Use the current connection map
Check the city’s project and park information before planning a route through the former bridge-work area. Older maps or closure reports can describe the damaged layout. [1][2]
Read the infrastructure story on site
The project page explains the grade-control structures and bridge. Knowing their purpose adds context to a park walk without treating engineered flood resilience as a guarantee in every event. [2]
A few local questions
Is the bridge at Roy G. Guerrero Park still the one damaged in 2015?
The city documents a replacement pedestrian bridge and completed creek-stabilization project. Check current park notices for any later access changes. [1][2]
Why did the park need such extensive work?
The city describes worsening erosion after the 2015 flood, threatening parkland, trails, roads and nearby infrastructure. The project stabilized the creek and restored a crossing. [2]

Details & limits
How many homes here were listed for lease over the past two years comes from closed MLS records, shown to signed-in clients.
Why it can matter
HOA rental rules: some associations cap how many homes may be leased; ask for the HOA’s leasing rules if you may rent the home out later.
Resale comparisons: investor purchases and rentals are part of the same sales and price comparisons as owner-occupied homes.
Turnover: renters move more often than owners on average, so more homes nearby change occupants each year.
Limits
The mailing-address test is a proxy for owner-occupancy, not a list of rentals: owners who get mail at a PO box, a trust, an office or a second home count as "elsewhere", Travis County’s roll shows the prior year’s owner (so recent sales can count either way), and some homes are rented by owners who keep their mail there.
Census ACS figures are 5-year survey estimates with margins of error, and tracts do not follow neighborhood lines.
Not every rental is listed on the MLS, and a listing is counted once per home.
Descriptive only: this is not a rating of the neighborhood and says nothing about who lives here.
