When you request help
We collect the information you submit, such as your name, email, optional phone number, real estate goal, budget, location preferences and timeline. We use those details to respond to your inquiry and, when you request an introduction, share relevant details with a matched real estate agent.
Your request is recorded in our dedicated Supabase database and delivered to our team through Resend, our email delivery provider. It is also added to Follow Up Boss, the customer relationship system our team uses to track and answer requests; that record holds the details you entered, the page you sent it from and any campaign label attached to your visit. We retain delivery records to retry interrupted messages and resolve requests that need manual attention. A request on this site does not authorize automated marketing calls or texts. Please avoid sending identity documents, account numbers or other sensitive documents through these forms.
Your account and saved research
When you create an account, Supabase securely manages your email sign-in and session. Resend delivers your sign-in link. We store the neighborhood, guide and home references you save, along with the search names and criteria you choose, in a dedicated Local Team account database. Your saved research is private to your account. Signing in does not subscribe you to marketing or listing alerts. You can separately enable a daily email summary for each supported saved search. It includes your saved criteria, the current matching-property count and a link to results. Delivery records are stored to support retries. Turn a summary off in My Austin or through the unsubscribe link in that email. Existing searches are off unless you enable them.
You can also add up to five places in My Austin, such as a work or school address. For each place we store the name you give it, the address you chose from our suggestions, its public address-point reference and its coordinates rounded to about one metre. Places are private to your account. They are used only to show your own commutes, and are never shared with agents or used for marketing. When you open a home or compare homes while signed in, our server sends the homes’ and your places’ coordinates to Google Maps Platform to compute drive and transit times; those results are not stored. To limit usage, we keep a daily count of commute calculations per account, without the places or homes involved, and delete those counts after about a week. You can edit or delete a place at any time, and places are deleted with your account.
You can edit or delete saved searches and remove saved items in My Austin. Signing out ends your browser session. To request deletion of your account and its saved research, contact us using the details below.
Your private property portal
If you request VOW access, we record your legal name, verified email, real estate purpose and the version of the portal terms you accepted. We send a terms-confirmation email and notify our team of the request. Broker review records document the required relationship, the reviewer, approval period and any revocation. Registration does not authorize marketing or automatically establish representation.
Supabase manages portal passwords using its authentication service. We do not store plaintext or recoverable passwords. We retain credential-verification times, session references and expiry dates, along with restricted records of private search, listing, media and research access for security and MLS compliance. Required registration and compliance records may remain after account deletion, including for at least 180 days after credential validity expires. They are not marketing analytics and may be disclosed to MLS GRID for an authorized compliance investigation.
Google Analytics is not loaded on private portal pages, and private portal activity is excluded from our application analytics events. The portal still uses our authentication, hosting and email providers. Its map uses MapLibre to display tiles from OpenFreeMap, based on OpenMapTiles and OpenStreetMap data. Those requests reveal the requested map area and ordinary network information such as your IP address to the map provider; a private account does not make those network requests anonymous.
Site measurement and verification
We use Google Analytics to understand page visits and whether visitors complete a request. Our custom lead events send a form type, not the name, email, phone, budget or message from your form. Campaign labels may be saved in session storage and attached to your inquiry to identify where it came from. Cloudflare Turnstile helps protect forms from automated abuse.
Public pages also load the Follow Up Boss website pixel, which records the pages you view on this site. If you later send us a request, Follow Up Boss can connect that browsing history to your record so the team understands what you were researching. The pixel does not read your form entries; requests reach Follow Up Boss only through the consented submission described above. Neither Google Analytics nor the pixel loads on private portal pages. Research and partner sites
Neighborhood and development research uses public source records and editorial material from the databases and research behind Austin Texas Things and Zabalist. Public research pages do not publish lead submissions. Links to those sites take you to services with their own privacy practices.
Maps, place lookups and local planning tools
Our interactive maps use MapLibre, an open-source map renderer, with OpenFreeMap map tiles based on OpenMapTiles and OpenStreetMap data. Map requests send the area being viewed and ordinary network information to the tile provider. See the OpenFreeMap Privacy Policy for its logging and service-provider practices. When you choose to load a live place, our server requests public place details and photographs from Google Maps Platform. Google Maps content is subject to the Google Privacy Policy, which applies to these features. Opening a Google Maps link takes you to Google. We store the selected public Place IDs, but do not retain returned place details or photos in a permanent content cache.
Workbook checks and moving-budget calculations stay in your browser and are not sent to our team or analytics. They reset when you leave or reload. A resource download may record the public guide identifier, not your completed worksheet. Details you choose to include in an agent request follow the inquiry practices above.
Address research
When you request an address lookup, our server sends the entered address to the U.S. Census geocoder. After you confirm a match, it sends coordinates to FEMA and USGS public map services. Listing-page lookups use the coordinates reported in the listing. We do not save entered addresses in this tool or include addresses or coordinates in analytics events. Lookup responses are not cached. The optional location map uses MapLibre and OpenFreeMap as described above. Each source service has its own request-handling practices.
Your choices
Contact us to ask about access, corrections or deletion of information you submitted. You can also ask us to stop contacting you. Some records may need to be retained to handle your request or meet applicable obligations.
