MLS source, pricing method & coverage

Source updated Oct 2, 2026, 12:35 PM Central. Counts use eligible public listings matched to the labeled geography. Sale prices use positive asking prices on Active Residential listings; the median is shown with at least three priced listings. These are asking prices, not sold prices, valuations or all homes in the area. Rentals are counted separately; no rent period is assumed.

Under-contract and pending counts describe records currently in this feed. Location errors and omitted coordinates can affect boundary matches. The initial active-listing import is complete. Different areas can overlap; do not add their counts together.

FROM OUR AUSTIN RESEARCH NETWORK

Crestview: a postwar story written into its streets

Crestview’s neighborhood association traces its development to former farmland and the postwar growth of Austin. Street names and the neighborhood’s creek help connect today’s area to that earlier landscape.

Austin Texas Things editorial research · imported . Original source check dates appear below.

A postwar beginning

The neighborhood association’s history dates Crestview’s development to 1947 on the former Richcreek dairy farm. Richcreek Road preserves the family name in the street network. [3]

A creek with two names

The same history identifies Hancock Creek, also called Hancock Branch, along Arroyo Seco through Crestview and Brentwood before it reaches Shoal Creek. [3]

A shared civic document

Austin records the Crestview/Wooten Combined Neighborhood Plan’s adoption on April 1, 2004. Its resources include a future land-use map and implementation chart. [2]

Before you visit

  • Read the streets as history

The association’s illustrated history explains names including Justin Lane and Yates Avenue. Use it as context for a walk without treating historic homes as public attractions. [3]

  • Read private-home history respectfully

The association describes former farmhouses and early residences. Historical interest does not make those properties public visitor sites. [3]

A few local questions

Why is Wooten included in Crestview’s planning resources?

The city adopted a combined Crestview/Wooten plan. This site still keeps their mapped areas and civic data on separate neighborhood pages. [2][1]

What is Hancock Branch?

The neighborhood association identifies it as another name for Hancock Creek, which follows Arroyo Seco through Crestview and Brentwood before reaching Shoal Creek. [3]

Sources & sync dates

Rollup generated Oct 2, 2026 from the research database behind Zabalist. Point layers (permits, site plans, registrations, subdivisions, projects, inspections, crashes, 311) are counted within the stated radius of the reference point; TABC licenses and code cases are counted for the attached postal ZIP when one is available, and here that ZIP was inferred from the reference point rather than supplied. 311 counts exclude requests marked duplicate or cancelled; "open" counts requests that are open or in progress. A database sync date is when our copy was refreshed, not when the agency record last changed. Absence of a record is not evidence that nothing happened; reporting delays, missing addresses and later amendments all affect coverage.

Some names identify a phase, section or replat rather than a separate neighborhood.

Each neighborhood is placed by testing its own approximate footprint against a published City, Census or municipal boundary, or by matching the name its listings report. Footprints are estimates assembled from recorded plats and listing locations. This is a browsing relationship. It does not establish shared HOA membership, legal boundaries or services, and county identities stay with each place. Listing counts were recorded on ; open a neighborhood for its current homes.
