MLS source, pricing method & coverage
Source updated Oct 2, 2026, 2:35 PM Central. Counts use eligible public listings matched to the labeled geography. Sale prices use positive asking prices on Active Residential listings; the median is shown with at least three priced listings. These are asking prices, not sold prices, valuations or all homes in the area. Rentals are counted separately; no rent period is assumed.
Under-contract and pending counts describe records currently in this feed. Location errors and omitted coordinates can affect boundary matches. The initial active-listing import is complete. Different areas can overlap; do not add their counts together.

Allandale: a neighborhood day around Northwest Park
Beverly S. Sheffield Northwest District Park gives an Allandale outing a clear starting point. Its playscape planning and recently renovated aquatic facility tell different chapters of the same community space. Use the city’s dedicated park and pool pages to distinguish long-term improvements from the facilities and access available for your visit.
Austin Texas Things editorial research · imported . Original source check dates appear below.
Start with the park’s story
The city adopted the park’s vision plan in February 2022. Its playscape project page records the community process and later design work, making it a useful guide to how this long-established gathering place is changing. [2]
A pool with a long history
The aquatic facility originally opened in 1956. The city’s renovation project connects the recent work to that history, while the separate pool listing describes a 50-meter recreational pool, a wading pool and a diving board. [3][4]
One precise starting point
The city lists the pool at 7000 Ardath Street. Use that facility address for directions instead of the center of a large neighborhood boundary, particularly when arranging a meet-up or choosing a pool entrance. [3]
Before you visit
Check the swimming schedule
Northwest Pool publishes date-specific operating schedules and admission information. Check the current pool page before leaving; a park visit and a swim have different access considerations. [3]
Look up the facilities you need
The pool listing identifies a chair lift, changing area, outdoor showers and picnic tables. Review the facility page directly when one of those amenities is important to your plans. [3]
A few local questions
Where can I follow Northwest Park improvements?
The city maintains separate project pages for the playscape and aquatic facility. The playscape page includes the adopted vision plan and community-engagement material; the pool renovation page documents that project’s history and updates. [2][4]
Does Allandale’s presence in the map mean it has an adopted neighborhood plan?
No. The saved planning-boundary snapshot labels Allandale as a future neighborhood planning area. That mapping category does not describe neighborhood quality or promise a planning schedule. [1]

Details & limits
How many homes here were listed for lease over the past two years comes from closed MLS records, shown to signed-in clients.
Why it can matter
HOA rental rules: some associations cap how many homes may be leased; ask for the HOA’s leasing rules if you may rent the home out later.
Resale comparisons: investor purchases and rentals are part of the same sales and price comparisons as owner-occupied homes.
Turnover: renters move more often than owners on average, so more homes nearby change occupants each year.
Limits
The mailing-address test is a proxy for owner-occupancy, not a list of rentals: owners who get mail at a PO box, a trust, an office or a second home count as "elsewhere", Travis County’s roll shows the prior year’s owner (so recent sales can count either way), and some homes are rented by owners who keep their mail there.
Census ACS figures are 5-year survey estimates with margins of error, and tracts do not follow neighborhood lines.
Not every rental is listed on the MLS, and a listing is counted once per home.
Descriptive only: this is not a rating of the neighborhood and says nothing about who lives here.
